How Utah closings actually work, written for the people who have to run them.
Title and escrow is a field where the answer is usually "it depends on the county, the lender and the contract" — which is exactly why so much of what is written about it online is written by people who have never opened a file.
Everything here is written by a Utah title agency about Utah practice, and every page says plainly where a rule is statewide, where it is customary, and where it is simply negotiable between the parties.

Utah split closings
Two title agencies, one transaction. It is a normal way to close in Utah, it is the parties' right, and it works fine when both sides know which desk owns which task.
-
Wire fraud and seller impersonation
Two frauds share one name. One steals the buyer's money at closing. The other sells a property out from under an owner who never knew it was listed. The defences are different.
-
Switching title companies mid-transaction
It is allowed, it is not rare, and it is not free. The question is almost never whether you can move a file — it is whether moving it costs less than staying.
Question a guide does not answer?
Call the office and ask for an escrow officer. Monday - Friday 8:30 AM - 5:00 PM.
